Mission Economic Development Agency (MEDA) - Building on its 47-year history, MEDA is advancing innovative approaches to asset development. Its efforts are focused on serving low-income, Spanish-speaking San Franciscans. Our direct service programs serve 7,500 individuals each year through homeownership counseling and foreclosure intervention, business development, digital literacy, workforce development, financial education and free tax preparation. We also devote resources to research and evaluation, community organizing and advocacy. In the process, MEDA is helping to develop best practices in the field.
In 2015 MEDA launched a Community Development Financial Institution (CDFI) – Fondo Adelante – to provide loans and business support throughout the San Francisco Bay Area to Latino-owned small businesses that are currently underserved by traditional and non-traditional lenders alike. The CDFI has launched several emergency loan, grant, and business support programs to respond to COVID-19’s impact on Bay Area small businesses and is currently in the process of deploying more than $10 million in no-interest or low-interest loans. Additionally, Fondo Adelante’s business coaching team is providing rapid response support to small businesses to assist them with online marketing, expansion to outdoor services, business model adaptation, workplace health and safety protocols, and commercial leasing. As a Latino-serving organization that takes a place-based approach, MEDA’s business development strategies increasingly focus on commercial real estate. In response to increasing gentrification and the disruptive impacts of COVID-19, MEDA is incorporating robust technical assistance for small businesses with commercial leases.
MEDA is seeking an individual with significant commercial real estate experience to provide lease negotiation assistance, back-rent repayment negotiation in light of COVID-19, marketing of vacant spaces and business attraction and relocation services for businesses located or seeking to locate within the Mission District. While not exclusive to the Mission District or particular corridors, this work places a strong focus on the Mission Street and 24th Street corridors.
DUTIES AND RESPONSIBILITIES
- Assist new businesses as well as existing businesses in representing them, reviewing and negotiating leases and formulating letters of intent (LOI)
- Assist small businesses with tenant improvement planning, budgeting, and negotiating terms of tenant improvements within commercial leases
- Leverage existing programs to remove leasing barriers and incentivize business owners and property owners to agree to lease terms
- Conduct commercial rent comparisons to support lease negotiation for small businesses
Lease Back-Rent Repayment Negotiation:
- Assist existing businesses with negotiating back-rent repayment plans in accordance with San Francisco’s COVID-19 commercial eviction moratorium guidelines.
- Leverage existing programs and funding sources to provide small business owners with additional leverage in negotiating back-rent repayment plans.
Business Attraction and Viable Business Pipeline:
- Leverage resources from community and city partners and programs to support community-serving business in securing locations in the Mission District, particularly on the Mission Street and Calle 24 corridors.
- Support targeted business attraction to fill key vacancies, as well as retention of community-serving businesses.
- Coordinate within Calle 24, other neighborhood-based organizations, OEWD, and other City agencies to market vacancies to their clients who are seeking new spaces.
- Manage and work on maintaining viable list of pipeline businesses in need of storefronts.
- Maintain data on needs of businesses, property owner,s and challenges to filling vacancies.
- Produce marketing materials printed and online to promote vacant spaces and support business attraction of community-serving businesses to the Mission District.
Relationship Management: Business, Property Owners/Managers, Community Partners:
- Develop and manage relationships with property owners, small businesses, and community partners that work with small businesses and entrepreneurs.
- Manage community advisory committee for Mission District commercial real estate strategies.
- Leverage and increase partnerships with organizations or networks that may have a pipeline of businesses.
- Identify mixed-use buildings for potential acquisition via the SF Small Sites Program and other affordable real estate financing programs.
In addition to these responsibilities, the Commercial Real Estate Consultant will be an active member of MEDA’s Fondo Adelante team that supports small businesses with lending and technical assistance. As such, the team member will participate in other general business support activities as appropriate. The individual will also provide regular reporting to OEWD and other funders regarding MEDA’s commercial real estate consulting activities and outcomes.
- 4+ years’ experience with small business/commercial leasing in San Francisco.
- Experience partnering with small businesses, nonprofits, residents, and the City to implement cultural and/or economic development strategies highly preferred.
- Understand land use, zoning and permitting-related occupancy guidelines of commercial spaces, is preferred.
- Demonstrated self-starter who goes beyond job description to make sure goals are achieved.
- Working knowledge of Salesforce is preferred, and desire/ability to learn other software programs to manage leasing pipeline.
- Pleasant, client-friendly nature with personable, cooperative attitude.
- An entrepreneurial work ethic, creativity, and openness to exploring new ideas and systems.
- Ability to act professionally at all times and safeguard businesses’ confidential financial and other information.
- Experience with small business development, particularly immigrant-owned businesses, is preferred.
- Commitment to MEDA’s asset-building mission within Latino and immigrant communities.
- Fully bilingual in English and Spanish is required
